RESIDENTIAL & COMMERCIAL APPRAISAL SERVICES

RESIDENTIAL REAL ESTATE APPRAISAL SERVICES: Our experience includes appraising single family residences, manufactured homes, lots, acreage, condominiums, 2-4 unit properties, and unimproved land.  We also have extensive experience appraising mobile and manufactured homes on private property and in mobile home parks.  Other appraisal experience includes review, relocation, and bank-real estate owned(foreclosure) assignments.  We are also FHA approved.

COMMERCIAL REAL ESTATE APPRAISAL:   Our experience includes apartment complexes, improved land, income, industrial, and commercial property. We have extensive experience appraising mobile home parks and recreational vehicle parks.  Our office has successfully completed in excess of 20 Rent Comparability Studies for HUD projects throughout Northern California.

SPECIALTY APPRAISAL EXPERIENCE:

• MOBILE HOME PARKS – We have completed numerous mobile home park appraisal assignments.
• RECREATION VEHICLE PARKS – We have completed several appraisal reports on recreational vehicle parks.
• RENT COMPARABILITY STUDIES – We have completed in excess of 20 Rent Comparability Studies throughout Northern California.
• MOBILE HOME PARK CLOSURE ASSIGNMENTS – Mr. Beccaria has been selected as the “Chief Appraiser” for numerous mobile home park closure assignments throughout Northern California.
• MOBILE HOME PARK CONVERSION ASSIGNMENTS – Mr. Beccaria has been selected as the “Chief Appraiser” for numerous mobile home park conversion assignments to resident ownership in Santa Cruz County.

OTHER APPRAISAL EXPERIENCE:

Litigation, Retrospective, and Forensic Appraisal:  Our appraisal work has been accepted in Santa Cruz, Santa Clara, and Monterey County Superior Courts.  Mr. Beccaria have been appointed as a “Referee” for a partition action in Santa Cruz County Superior Court.  We have completed numerous Partial Interest Valuations.  We have prepared appraisal reports for casualty loss, litigation support, estate, gift, and partnership dissolution.  We have completed retrospective valuations dating back to the 1960′s for both estate and litigation related purposes.

Geographic Areas of Service:  We have completed complex narrative appraisal reports in Alameda, Monterey, San Benito, San Francisco, San Joaquin, San Mateo, Santa Barbara, Santa Clara, Santa Cruz, and Sonoma Counties.  Our primary counties for full service include Santa Cruz, Monterey, Santa Clara, and San Benito Counties.
